What Is a Cul-de-Sac Lot

A cul-de-sac lot fronts the bulb at the end of a dead-end street.

The right-of-way curve makes the street frontage short and the lot wider in the rear, or the reverse. The plat dimension along the arc is the frontage, not a straight line across the chord, unless the plat says so.

On the recorded sheet

Setbacks are measured from the right-of-way line, which is curved. A rectangular house often sits at an angle to the neighbors.

The mix-up to avoid

The paved circle can be smaller than the right of way. The extra strip may still be public.

Find the county map

The county GIS map is the practical place to start. Find it from the Platbookmapper directory, then treat the recorded plat and deed as the documents behind the picture.
