What Is a Dedication of Right of Way
A dedication of right of way is the owner's grant of a strip for a public street, made on the plat or by a separate deed.

The strip leaves the lot. The paved road may not fill the whole width. Sidewalks and utilities often sit in the dedicated area beyond the curb.

Acceptance by the government can be a separate step from the offer of dedication. The plat is the offer. Maintenance follows acceptance.
The mix-up to avoid
Measuring your yard from the curb gives the neighbor the grass and gives you part of the right of way.
Find the county map
