What Is a Farm Split
A farm split is a division of agricultural land under rules that are often different from a residential subdivision.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
States and counties set minimum acres, road frontage, and how many splits a parent farm can have. The result should still be a recorded survey or deed the rule requires.
On the recorded sheet
The new pieces get parcel IDs. They do not become a named subdivision unless someone records a plat.
The mix-up to avoid
A split that ignores the farm-division limit can be a parcel the zoning office will not treat as a building site.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
