What Is a Gap Between Deeds
A gap is a strip or polygon that no deed covers because two descriptions do not meet.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
It happens when one deed stops at an old fence call and the next deed starts somewhere else, or when a plat leaves a sliver outside the lots. The parcel viewer may show a hole or a tiny polygon.
On the recorded sheet
The gap has an owner only if some earlier deed still holds it. Finding that owner is a title search back through the parent tract.
The mix-up to avoid
Coloring the gap on a map does not award it to the neighbor who mows it.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
