What Is a Georgia Land Lot?
In much of Georgia, a land lot is a numbered parcel in a numbered district of a named section or county survey, created by the state lotteries and later surveys. It is not a subdivision lot. Deeds that say Land Lot 148 of the 5th District are using this older grid.

A different grid from townships
Georgia’s early land distribution used districts and land lots rather than the public-land section system, except in limited areas. A land lot may be a square of a nominal size that depends on the survey, often 202.5 acres or another lottery size, and the district contains many lots in a pattern. The caption names the land lot, the district, the section if that county uses sections, and the county. Leave out the district and the land lot number is almost useless, because lot 148 exists in district after district. This is the parent description you will still see wrapped around modern subdivisions: all that tract being part of Land Lot 90 of the 17th District, being Lot 12, Block B, of a named subdivision. Both systems are in one sentence. The subdivision plat locates the house lot. The land lot locates the parent square.
How to keep the numbers straight
Write land lot, district, and section in three fields so they do not collapse into one integer. A subdivision lot number is a fourth field. Tax parcels often use still another account number. None of these is a zip code, and none of them should be read off a random online map as if the first number you see is the land lot. The county GIS parcel viewer can help you see which account the assessor linked to an address. It is not the land-lot survey, and it is not a recorded plat. Platbookmapper links to that viewer only. If you need the district map, look to the recorded surveys and the county’s land records, not to a measuring tool on a phone.
Edges that were never perfect
Land lot lines were surveyed under the conditions of their time. Corners were posts, stones, and trees. Later deeds of parts of a land lot use metes and bounds, often calling for the land lot line as a boundary. When a call says running along the original land lot line, that line is a monument in the description, and a computed 202.5-acre square from a GIS center point is not a substitute for it. Excess, deficiency, and bent lines exist here as they do in other original surveys. A surveyor retraces the land lot. A website does not. Do not move a fence to a line you drew by dividing a district overlay into even squares.
What to do next
- Separate land lot, district, and section from any subdivision lot and block.
- Keep the county in the note.
- Read part of a land lot together with the metes or the plat that cuts it.
- Do not force the lot into a perfect nominal square against the monuments.
The mix-up to avoid
Searching only the land lot number and landing in the right county but the wrong district. The district is part of the name of the parcel.
Questions people ask
Do all Georgia counties use land lots?
Most of the state that was distributed by lottery does. Some coastal and early counties use different systems. If the deed has no land lot, do not invent one. Read the system the deed actually uses.
Is a land lot the same as a tax parcel?
Often no. One land lot may contain many subdivisions and many tax parcels. One tax parcel may also be only the north part of a land lot. The assessor’s account follows the roll. The land lot follows the old survey.
Find the county map
Search the county on the Platbookmapper home page. The directory links to the official parcel viewer. It does not draw the lots, and the line on the screen is an assessment map, not a survey.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
