What Is a Key Lot
A key lot is a lot whose side line backs up to the rear line of a neighboring lot, a pattern that shows up beside corner lots.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
The corner lot's side street can put traffic and a side yard against the key lot's rear fence. Privacy and setback questions follow from that geometry.
On the recorded sheet
The plat will not always print the words 'key lot.' You see it by reading which lines touch.
The mix-up to avoid
Local codes differ on whether a key lot gets a deeper rear setback. The drawing shows the lines. The code applies the rule.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
