What Is a Landscape Buffer on a Plat
A landscape buffer is a strip the plat keeps planted or open along a busy road or a different land use.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
The note sets the width and may ban buildings, parking, or even a fence type. It is often paired with a limited-access line so driveways do not pour onto the arterial.
On the recorded sheet
The buffer can sit inside the lot. You own it, subject to the restriction.
The mix-up to avoid
A mowed lawn can violate the note if the plat required a screen of trees. Read the planting requirement before you clear it.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
