What Is a Lot Line Adjustment

A lot line adjustment moves a line between two platted lots, usually to fix an encroachment or to add yard, while keeping the same number of lots.

The city or county approves it, and a revised plat or a recorded survey documents the new line. Both lot owners sign.

On the recorded sheet

The lot numbers often stay. The dimensions change. Anyone using the original plat book page will have the old line.

The mix-up to avoid

Until the adjustment is recorded, the original plat line is still the record line, no matter what the owners shook hands on.

Find the county map

The county GIS map is the practical place to start. Find it from the Platbookmapper directory, then treat the recorded plat and deed as the documents behind the picture.
