What Is a Lot Line

A lot line is the boundary of a lot as the plat or deed describes it.

On a subdivision plat the lot line is the edge between two lots, or between a lot and the street right of way. It is a surveyed line, not the edge of the mowed grass.

On the recorded sheet

Front, side, and rear are labels for which edge faces the street or a neighbor. Corner lots have more than one frontage, and the plat or code decides which is which.

The mix-up to avoid

The painted line in a GIS viewer is a picture of that record. Measuring from a fence assumes the fence was built on the line.
