What Is a Lot Split
A lot split divides one parcel into two or more parcels under the local land-division rules.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
Some splits can be done with a deed and a survey. Others require a minor plat. The threshold is local, often based on the number of new lots and whether a new street is involved.
On the recorded sheet
Each new piece should get its own legal description and, after the assessor works the roll, its own parcel ID.
The mix-up to avoid
Recording a deed that says 'the east half' without meeting the split rules can create a tract the county will not permit you to build on.
Find the county map
Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
