What Is a Minor Subdivision
A minor subdivision is a small land division the local code allows with a shorter review than a full subdivision plat.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
The cutoff might be three lots, five lots, or a split that uses an existing road. The result is still a recorded map or a recorded survey the code names.
On the recorded sheet
Lots created this way should show up on the parcel layer after the assessor processes them. The plat or survey is the source.
The mix-up to avoid
Calling a project 'minor' in a listing does not mean the county agreed. The approval is a document.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
