What Is a No-Build Zone on a Plat
A no-build zone is an area of the lot the plat takes out of the building pad.

It may follow a steep slope, a flood line, a well, or a buffer. The lot lines still include that ground. You just cannot put the house there.
On the recorded sheet
The note should say whether decks, pools, or fences are also banned. Some zones bar habitable space only.
The mix-up to avoid
A no-build zone is not an easement unless it also grants someone else a right to enter.
