What Is a Parent Tract
The parent tract is the larger parcel that existed before a split or a subdivision.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
Deeds and plat certificates recite the parent so you can see what was divided. The parent parcel ID is often retired when the children are created.
On the recorded sheet
The parent's legal description is the source of the outside boundary. Interior lot lines are new.
The mix-up to avoid
A tax bill for the parent after the split usually means the roll has not caught up, not that the plat failed.
Find the county map
Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
