What Is a Plat Note
A plat note is text on the recorded sheet that controls how the lots may be used.

Notes cover access limits, drainage, minimum floor elevation, and who maintains an easement. They are part of the plat, so a deed that cites the plat picks them up.
On the recorded sheet
Read the notes before the lot dimensions. A perfect rectangle can still be barred from a driveway onto the side street.
The mix-up to avoid
Handwritten comments on a photocopy are not plat notes. Only the recorded text is.
Find the county map
The county GIS map is the practical place to start. Find it from the Platbookmapper directory, then treat the recorded plat and deed as the documents behind the picture.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
