What Is a Plat Restriction
A plat restriction is a limit written on the plat itself, such as a no-access line, a minimum elevation, or a ban on further splitting.

Because the restriction is on the recorded plat, every lot cited to that plat carries it. A later deed does not have to repeat the sentence for it to matter.

Some restrictions expire if the plat says so. Many do not.
The mix-up to avoid
Covenants in a separate declaration can be stricter. You read both.
Find the county map
Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
