What Is a Quarter Corner?

A quarter corner marks the quarter-section point on a section line, halfway by the original survey between two section corners. It is a government survey corner. It is not the same thing as a property pin on a house lot.

Where it sits on the section

A regular section is often described as a mile on a side. The quarter corners stand on the north, south, east, and west lines of the section, at the points the original survey established, commonly near the midpoints. Lines drawn from opposite quarter corners are the quarter lines, and they frame the four quarter sections. The northeast quarter is the land inside those lines, not a casual name for the uphill part of a farm. When a deed says the south half of the northeast quarter, you cannot draw it until you know which quarter corners control those lines. The parcel viewer may color a forty-acre piece. The color is an assessment polygon. The quarter corners are monuments or restored positions in the survey record.

How the notes name the monument

Original notes may say a stone, a post, or a charred stake was set at the quarter corner, witnessed by bearing trees. Later remonumentation may set an aluminum pipe and cap, often stamped to show it is a quarter corner. A found stone with a 1/4 mark is a different object from a fence post somebody painted. Read the accessory ties before you decide a rock in a wall is the corner. On a plat, the symbol may be labeled 1/4 cor. That label is the claim. The deed of a small lot inside the section may never mention the quarter corner, because the lot is tied to the subdivision plat instead. The quarter corner still controls the section line the subdivision may have used as a boundary.

What people measure by mistake

Pacing a half-mile from a section corner with a phone will not land on the quarter corner. Original miles vary, roads have shifted, and the corner may have been restored from evidence rather than from a modern midpoint. A measuring wheel is not a survey. If you are reading a description, identify whether the call is for the quarter corner itself or for a distance along the line from it. Those are different points. Do not dig for the stone. If a filed corner record says the quarter corner was recovered or restored, that record is the reading assignment, and a licensed surveyor is who occupies it.

Is every quarter corner at exactly 2,640 feet?

No. That figure is a nominal half-mile. Original surveys ran long or short, and restoration keeps that record relationship. A deed that says 2,640 feet is a distance call, which may yield to monuments.

Does my house lot have a quarter corner?

Only if the lot description or the plat actually ties to one. Most subdivision lots are defined by the lot plat. The quarter corner may control a parent line far outside the block, or it may be irrelevant to that deed.
