What Is a Recorded Plat
A recorded plat is the subdivision drawing accepted into the county land records, not a draft sitting in a plan set.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
A plat is recorded when the clerk or recorder files it and assigns a book and page, cabinet and slide, or instrument number. That filing is the moment the lot pattern becomes a public record.
On the recorded sheet
The face of the sheet names the subdivision, the owner who dedicated the streets, and the surveyor who certified the drawing. Later deeds usually cite that book and page instead of rewriting the whole legal description.
The mix-up to avoid
A plat stamped 'preliminary' or 'not for record' is a review drawing. Only the sheet in the land records, with the filing number, is the recorded plat.
Find the county map
Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
