What Is a Remainder Parcel
A remainder is the piece left after a split, the part the owner did not convey.

The deed out describes what was sold. The remainder is what stayed, and it needs a description that still closes. Assessors often assign the remainder a new parcel ID.

On a plat, the remainder may be labeled as such or left as an unnumbered tract.
The mix-up to avoid
Forgetting to describe the remainder cleanly is how a deed leaves a gap the owner thinks they still hold.
