What Is a Replat

A replat replaces part or all of an earlier recorded plat with a new lot pattern.

Owners replat when they join lots, cut a new street, or redraw easements. The new sheet should say which prior plat it supersedes and which lots are included.

On the recorded sheet

Look for a title such as 'replat of lots 4 through 8' and a reference to the original book and page. Old lot numbers may disappear.

The mix-up to avoid

The first plat does not stay in force for the lots the replat covers. Deeds written after the replat should cite the new sheet.

Find the county map

Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
