What Is a Sanitary Sewer Easement
A sanitary sewer easement is the right to run and repair the wastewater line across private land.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
Plats place it along a rear line or through a tract when the main cannot stay in the street. Manholes on the lot are a clue, but the easement is the legal right, not the lid.
On the recorded sheet
The width has to fit equipment. A five-foot easement and a twenty-foot easement are not maintained the same way.
The mix-up to avoid
Connecting your house to the sewer is a tap permit. The easement is the corridor, not the tap.
Find the county map
Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
