What Is a Shared Driveway Easement
A shared driveway easement lets two or more lots use one pavement that straddles a line or sits on one lot.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
The plat should show the easement on each affected lot and name the dominant lots. Parking rules and snow removal usually live in covenants, not in the line work.
On the recorded sheet
The pavement can be narrower than the easement. The legal right is the width on the plat.
The mix-up to avoid
Repaving does not move the easement. Only a recorded release or a new plat does.
When neighbors split a repaving bill, the AsphaltTons driveway calculator gives both owners the same ton estimate to compare against bids.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
