What Is a Sight Triangle on a Plat

A sight triangle, or vision easement, keeps the corner of a lot clear so drivers can see cross traffic.

The plat draws a triangle at the intersection and limits fences, walls, and shrubs above a certain height. The distances are on the note.

The mix-up to avoid

The triangle is an easement or a building limit. It is not extra right of way unless the plat says the corner was dedicated.
