What Is a Subdivision Plat
A subdivision plat is the recorded map that creates a named group of lots from a larger tract.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
The sheet names the subdivision, lays out blocks and lots, and shows the streets and easements that serve them. Each lot can then be sold by lot and block number.
On the recorded sheet
The title block carries the subdivision name that later deeds repeat. Phases may be separate plats under one neighborhood name.
The mix-up to avoid
A neighborhood name used by builders is not always the recorded subdivision name. The plat title controls.
Find the county map
Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
