What Is a Subsurface Easement
A subsurface easement is a right below a stated depth, used for tunnels, deep utilities, or a basement encroachment that was settled.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
The document sets the depth and the corridor. The surface owner keeps the lawn and the ordinary use above that depth.
On the recorded sheet
Plats of urban lots sometimes show one where a garage extends under a sidewalk that was dedicated.
The mix-up to avoid
Digging a footing can conflict with it even when the yard looks empty.
Find the county map
The county GIS map is the practical place to start. Find it from the Platbookmapper directory, then treat the recorded plat and deed as the documents behind the picture.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
