What Is a Surveyor's Certificate on a Plat
The surveyor's certificate is the signed statement that the plat was prepared from a survey and matches the rules the surveyor cites.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
It names the surveyor and the license. It does not insure your title, and it does not promise that later fences were built on the lines.
On the recorded sheet
The certificate belongs to the date of the plat. A subdivision recorded in 1978 was certified then, not resurveyed this year.
The mix-up to avoid
A company logo on a GIS map is not a surveyor's certificate.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
