What Is a Utility Easement on a Plat
A utility easement is a strip the plat reserves so lines and pipes can cross the lot.

It is often a few feet along the rear or side line, labeled for electric, phone, gas, or cable. The lot owner still holds title. The utility holds the right to use the strip.
On the recorded sheet
Sheds, pools, and decks in that strip are a common problem because the utility can require them to be moved for access.
The mix-up to avoid
The easement is not a separate parcel, and it is not permission for the public to drive through.
