What Is a Vacated Plat

Vacating a plat pulls dedicated streets or lot lines back off the public map when the law allows it.

A vacation is a recorded action that undoes all or part of a plat. It is used when a paper street was never built or a subdivision was never developed.

On the recorded sheet

The vacation instrument names the plat and the lots or right of way being vacated. After that, the land may be described again by metes and bounds or by a new plat.

The mix-up to avoid

An unused alley on an old map is not automatically vacated. Until a vacation is recorded, the dedication can still matter.
