What Is an Aerial Easement

An aerial easement is a right in the airspace, used for wires, a bridge, or a balcony that crosses a line.

Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.

The grant states a height range. Below it, the ground owner may still use the land. Above or inside the stated band, the holder has the right.

On the recorded sheet

Subdivision plats sometimes include one for a skybridge or a sign. The elevation numbers are the whole point.

The mix-up to avoid

A wire you can see is not, by itself, the legal description of the air rights.

Find the county map

Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
