What Is an Exclusive Easement

An exclusive easement gives the holder the sole right to use the strip for the purpose stated, keeping even the fee owner from using it in a conflicting way.

Most driveway and utility easements are nonexclusive: the owner can still use the yard as long as the easement holder can get through. Exclusive is the stronger grant and has to be written clearly.
