What Is an Ingress and Egress Easement

Ingress and egress means the right to enter and leave, the core of an access easement.

The instrument or the plat should name the benefiting lot and the strip it may cross. Without a stated width and location, the right is harder to stake.

It does not, by itself, include the right to park or to run a water line. Those are extra grants.

The mix-up to avoid

A shared road maintained by an association may be fee-owned common area instead of an ingress easement. The plat label tells you which.

Find the county map

Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
