What Is an Irregular Lot

An irregular lot has more than four sides, or sides that are not close to parallel, because of a curve, a creek, or a remainder.

Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.

The plat numbers every corner and gives a bearing or a curve for each segment. You cannot assume the rear is the same length as the front.

On the recorded sheet

Area is computed from the closure, not from length times width. The acreage on the plat is the one to compare to the tax bill.

The mix-up to avoid

Irregular does not mean unbuildable. It means the envelope takes more work to draw.

Find the county map

Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
