What Is an Overlap Between Deeds
An overlap is ground that two different deeds both appear to include.

Senior rights usually belong to the deed recorded first, but the plats, the monuments, and the exact calls decide. A GIS layer that draws both polygons on top of each other is showing the conflict, not judging it.

The mix-up to avoid
Do not buy the overlap from both sellers and expect two titles.
Find the county map
