What Is Common Area on a Plat
Common area is land the plat sets aside for shared use, usually owned by an association.

It includes private roads, ponds, trail tracts, and entrance monuments. The plat note or the declaration assigns ownership and the duty to maintain it.

Each lot owner may have a right to use it through the covenants. That right is not the same as fee title.
The mix-up to avoid
A parcel labeled common area on the GIS map should trace back to a tract on the plat, not to a public park, unless the plat dedicated it.
Find the county map
The county GIS map is the practical place to start. Find it from the Platbookmapper directory, then treat the recorded plat and deed as the documents behind the picture.
