What Is Grid Distance versus Ground Distance?

Grid distance is the distance on the map projection between two coordinates. Ground distance is the horizontal distance on the ground. A scale factor relates them. On a single lot the gap is often tiny. On a long line, mixing them moves the end point.

Why the two are not equal

State plane and other projections shrink or stretch distances slightly so a curved earth can be drawn on a plane. The combined scale factor, which also accounts for height above the ellipsoid, converts between a ground distance and the grid distance of the same line. A plat should say whether its distances are ground or grid. Many local surveys reduce nothing and report ground distances, then list grid coordinates only as a reference. If you inverse two grid coordinates you get a grid distance. If you then compare it with a ground distance printed on the course, they can disagree by a small factor without either number being a blunder. Treating that disagreement as a deed error is the misread. Ignoring a note that says distances are grid, and staking them as if they were ground on a long transmission line, is the other misread.

Where it actually bites

A suburban lot 120 feet wide may show a difference smaller than the thickness of the monument. You will not resolve it with a tape, and you should not try. A mile-long aliquot line, a pipeline easement, or a coordinate that is inversed and then laid out with a total station can show tenths that accumulate. The plat’s job is to say which distance the dimensions are. Your job as a reader is to follow that sentence and not to apply a scale factor you found in a forum to a plat that already gave ground distances. Applying it twice is a classic processing error. It is not a boundary doctrine.

What not to use as a check

A phone GPS distance is neither a clean grid distance nor a survey ground distance. A measuring wheel is a rough ground tool and is not a survey. The county GIS measure button usually returns a grid distance in the web map’s projection, sometimes with a scale caveat hidden in a manual nobody reads. It will not match a ground-distance plat to the hundredth, and it does not need to. Platbookmapper does not measure lines or apply scale factors. It links to the county viewer. If a survey you paid for states a combined factor, use it only as that survey instructed, and leave staking to the surveyor who chose the ground or grid basis.

Is elevation part of this?

Height above the projection surface is one ingredient of the combined factor. It is not an invitation to treat a slope distance along a hill as the plat distance. Plats almost always mean horizontal distance. A wheel rolled uphill measures slope and will run long.

Does the deed know about grid distance?

Older deeds do not. They mean the units they name, on the ground as surveyed. Grid and ground become a reading issue when a modern plat mixes coordinates and dimensions. Follow the plat note, and let monuments control when the plat says they do.
