What Is the Surface Estate
The surface estate is the ownership of the ground you can stand on, as opposed to minerals or an easement.

The plat divides the surface into lots. A mineral owner may have rights to use so much of the surface as the law allows for extraction, which is a title issue, not a lot-line issue.

Easements are burdens on the surface estate. They are drawn. The mineral estate usually is not.
The mix-up to avoid
When someone says they 'own the land,' ask whether they mean the surface lot the plat shows.
