What Northing and Easting Mean
A northing is a coordinate counted north from a defined origin. An easting is counted east from that origin. Together they name a point in a stated grid. Without the datum, the zone, and the units, the pair is just two large numbers.

A point, not a bearing
On a coordinate plat, a corner may carry a northing and an easting instead of, or besides, a bearing and distance. The northing grows as you go north. The easting grows as you go east. The origin is arbitrary in the sense that a zone designer placed it so coordinates stay positive, often with a false easting of hundreds of thousands of feet. You cannot tell a location from the size of the number alone. State plane zones, local county grids, and assumed project coordinates all use the same words. The note that says which system you are in is part of the coordinate. Drop it and the point can fall in another zone with the same digits meaning a different place.
How inverses relate to the courses
The bearing and distance between two coordinate pairs is an inverse. If the plat lists both coordinates and a bearing and distance, they should agree within rounding, in the same basis. If they do not, note it. Do not assume the coordinate is more true than the monument. Many plats say coordinates are for reference and that monuments control. That sentence means you do not move a found iron to match a computed northing. The coordinate helps the next surveyor search. It is not a nail in the ground. A phone that displays a latitude and longitude is in a different coordinate conversation entirely. Converting it badly into a state plane easting is a common way to miss a corner by meters and then blame the plat.
GIS coordinates are a third list
County parcel vertices have coordinates in whatever system the GIS uses. Those vertices are not the plat’s northings, even when both are state plane, because the parcel was digitized for assessment. If you copy a northing off a plat, copy the zone, the datum, the foot definition, and the statement about whether coordinates yield to monuments. A laser measure cannot check a northing. A surveyor can occupy a monument and compare it with the published coordinate, and that comparison is a survey.

The mix-up to avoid
Plotting easting as if it were a distance from the lot line. Easting is a grid coordinate from a distant origin. The large number is not the frontage.
Questions people ask
Why are both numbers six or seven digits?
Because the origin is far away, by design, so local coordinates stay positive and do not collide with another zone. The digits are not a measure of your lot. The difference between two eastings is the grid distance east, subject to scale factor.
Is a northing the same as latitude?
No. Latitude is an angle on the earth. A northing is a linear coordinate in a projection. They both grow northward in everyday speech and they are not interchangeable numbers.
