Yavapai County, Arizona GIS Parcel Map Guide

Yavapai County covers a lot of ground: pine country around Prescott, the red rock edge of the Verde Valley, and wide stretches of high desert where a five-acre split is normal. The county’s YC Interactive map is the free tool for sorting it out. It also replaced an older app that still shows up in search results.

YC Interactive, the county’s current map

YC Interactive is built with ArcGIS Experience Builder. Alongside the usual search, it has an advanced property search that finds parcels by subdivision and can list lot numbers within a subdivision. That helps when a listing gives only “Lot 12, Such-and-Such Ranch Unit 3.” Parcel details typically include assessor acreage and a link to the assessor record.

GIS map not loading? You may have the old app

The county announced changes to its interactive map application in 2025. The older “v4” Interactive Map pages under gis.yavapaiaz.gov can still turn up in search results and old bookmarks. If a page looks dated or will not load, switch to YC Interactive. If the new app is slow, zoom in before running a search, and use a desktop browser for printing.

Search by address, owner or APN

Arizona uses the Assessor’s Parcel Number (APN). Yavapai APNs are written as three digits, two digits and three more, sometimes with a letter at the end, as in 123-45-678A. Dashes are usually optional when you type one into the county tools. Owner and mailing details for tax purposes are also available in the Treasurer’s tax inquiry search.

How to find property lines in Yavapai County

  1. Look up the APN and the legal description. It will be a subdivision lot or an aliquot part of a section.
  2. Get the recorded plat, record of survey or deed from the Yavapai County Recorder.
  3. Search for pins or rebar with caps at the corners. In rocky desert ground, corner markers often survive for decades.
  4. Hire an Arizona Registered Land Surveyor for fencing, building near a setback, or any disagreement with a neighbor.

Is the Yavapai County GIS map accurate?

For locating a parcel, it works well. For boundaries, it is an approximation. Rugged terrain and old section surveys can make the parcel layer and the ground disagree, and lot splits in rural areas are not always drawn with survey-grade precision. Yavapai County acreage map: ranches, trust land and forest

Much of the county is public land: Prescott National Forest, part of the Coconino, and scattered Bureau of Land Management tracts. Large blocks are Arizona State Trust land, which has its own access rules set by the State Land Department. Private ranches and small-acreage splits fill in the rest. Hunters use the parcel map to tell these apart. Click a tract to see whether it has a private owner, then ask that owner for permission. Lot splits and unrecorded divisions

Rural Arizona has a long history of land being split into smaller parcels outside the formal subdivision process. On the map, you may see a larger tract carved into several five- or ten-acre pieces with different owners, sometimes with no recorded plat. Those splits can come with road, access and utility problems that a subdivision would have solved. Before buying one, check the recorded deeds and any record of survey, confirm legal access, and ask the county whether the parcel is recognized as buildable.

We did not find a commercial plat book for Yavapai County. In Arizona, subdivision plats and records of survey are recorded with the County Recorder, and those are the plats people usually mean. YC Interactive is the free current ownership map.

Zoning, water and flood

Yavapai County zones unincorporated land. Prescott, Prescott Valley, Cottonwood, Sedona and the other towns zone inside their limits.
