Albemarle County wraps around Charlottesville. The city is independent, so its parcels are mapped separately. The county side runs from subdivisions near the city to orchards, horse farms and Blue Ridge hollows. How to find property lines in Albemarle County

  1. Open the parcel card and note the deed book and page and any plat reference.
  2. Get the recorded documents from the Clerk of the Circuit Court, which records deeds and plats in Virginia.
  3. On farm tracts, expect metes-and-bounds descriptions that may cite old stone walls, fence lines or trees. Compare them with what you find on the ground.
  4. Hire a Virginia-licensed land surveyor for any fence, sale split or disputed line.

Is the Albemarle County GIS map accurate?

For planning and identifying parcels, it is very useful. For boundaries, it is approximate. Lines are compiled from recorded documents and matched to aerial photography, and rolling, wooded land makes small offsets likely. Albemarle County acreage map: farms, forests and permission

Outside its designated development areas, Albemarle is mostly rural: pasture, vineyards, orchards and forest climbing toward Shenandoah National Park on the western edge. That makes the viewer a practical acreage map. Filter for large parcels, switch on aerials, and you can see where the working farms and woodlots are. If you want to hunt private land, identify the owner and ask for written permission. Virginia law takes trespass seriously, and many rural owners post their land. Public hunting in and around the county follows Virginia Department of Wildlife Resources rules. Hunting is generally not allowed inside Shenandoah National Park.

Albemarle’s comprehensive plan steers most new housing into designated development areas, such as the land around the city, Crozet and the US 29 corridor, and keeps the rest of the county rural. Recorded plats and deeds at the Circuit Court Clerk’s office are the official source, and the GIS Viewer is the free current ownership map. Researchers tracing an old farm usually work backward through the deed chain, using the book and page references on each document.

Zoning, taxes and flood zones

The viewer’s zoning filter shows primary zoning districts for the county. The Town of Scottsville and the City of Charlottesville handle their own zoning. Is a Charlottesville address always in the City of Charlottesville?

No. Many addresses with a Charlottesville mailing city are in Albemarle County. Check the jurisdiction in the GIS Viewer before you look up zoning or taxes.

Can I find my property lines without a survey?

On a platted lot, the recorded plat and the pins may be enough to satisfy your curiosity. On farm land with an old metes-and-bounds deed, it rarely is. Anything legal, such as a fence, a division or a dispute, needs a Virginia-licensed surveyor.

How do I find out who owns a piece of land in Albemarle County?
