Allen County is Indiana’s largest county by land area and home to Fort Wayne, where three rivers meet. Outside the city, flat farm ground, ditches and small towns take over. iMap gathers the county’s map applications in one place.

Open iMap, Allen County’s official GIS portal

iMap is a launch page for several map applications. The Assessor Parcel Search covers property records, assessments and comparable sales. The Department of Planning Services viewer covers zoning, land use and development. Other apps cover engineering and drainage projects, elections, parks, and the Auditor’s tax and billing information. Pick the app that matches your question; for most parcel lookups, that means the Assessor app or the planning viewer.

iMap is listed under Allen County in our Indiana directory, and the northeast corner of the state appears on our U.S. county map as well.

Indiana uses statewide parcel numbers that begin with a two-digit county code, and Allen County’s is 02. The Assessor’s property record card search accepts the full parcel number with or without dashes, or an address. The Assessor’s comps tool finds comparable sales for appeals, and Form 11 notices of assessment are available too.

How to find property lines in Allen County

  1. Open the property record card and copy the legal description.
  2. The Allen County Recorder has the deed and any plat.
  3. Starting with the plat distances, check the corners for pins or monuments.
  4. Indiana professional land surveyors handle staking for fences and new buildings.

Rural Allen County is laid out on the public land survey grid, so most farm descriptions follow section and quarter-section lines, often ending at the center of a road. See section, township and range searches.

Regulated drains

Flat ground means ditches, and Indiana’s regulated drains are overseen by the county surveyor and drainage board. Those drains carry maintenance rights that let crews reach them, which limits what owners can build along their banks. The engineering viewer in iMap covers drainage data. Check it, then the surveyor’s office, before planning a building, fence or pond near a ditch.

Fort Wayne and the townships

Fort Wayne and New Haven hold most of the county’s homes, and suburban growth has moved north toward Huntertown and Leo-Cedarville and southwest toward the airport. The eastern townships around Grabill, Harlan and Woodburn remain agricultural, with a sizable Amish community. Zoning comes from Fort Wayne inside the city and from the county’s planning department in most other areas, and the planning viewer shows the districts.

Rivers and floodplain

The St. Joseph and St. Marys rivers join in downtown Fort Wayne to form the Maumee, and the city has a long history of floods along all three. Levees and floodwalls protect many neighborhoods today, but floodplain still covers low ground along the rivers and their tributaries. Check the flood layer before buying, and read our guide to flood zones in a parcel viewer.

Tax caps and the Auditor’s app

Indiana caps property tax bills at a percentage of assessed value, with the lowest cap for an owner-occupied homestead and higher caps for rentals, farmland and commercial property. The homestead deduction must be filed, and it does not pass automatically to a new owner. The Auditor’s tax and billing app in iMap shows bills and deductions for a parcel.

Allen County plat book and historic atlases

Modern printed Allen atlases were not something we could track down. For history, the Allen County Public Library’s Genealogy Center in Fort Wayne is one of the largest genealogy libraries in the country and a strong place to look for old county atlases and plat books. The Recorder holds the official recorded plats.

Acreage map and hunting permission

In the eastern and southern townships, the parcel apps work as an Allen County acreage map. Owners and acreage pop up for each tract; get written permission before hunting on any of them. The Indiana Department of Natural Resources lists public hunting areas and seasons.

Is the Allen County GIS map accurate?

Allen’s parcel layers are built from deeds and plats and fitted to aerial photos. Use them to locate a parcel, and leave fence placement to a surveyor. A licensed survey is what counts in a dispute (tax map versus survey).

iMap not loading?

Because iMap is a launch page, a problem with one app may not affect the others. Try the Assessor Parcel Search if the planning viewer is slow, and clear the cache if an app will not open. For central Ohio, see our Franklin County guide; more links for the state are on the Indiana county GIS hub.
