Botetourt County stretches from Roanoke’s suburbs up the James River into forest and farmland. Its WebGIS site offers several search styles and links to the county’s open data.
Searching Botetourt WebGIS
The site was developed for the county by an engineering firm and opens with a disclaimer: Accept or Decline. It warns that nothing on the page is a legal description and asks users to report errors to the county GIS office. A tip at the top suggests pressing Ctrl+F5 to clear the cache if something looks wrong.
A Select Search menu lets you look up land by address, parcel ID or street or route name, with a quick box, a fuller form and an advanced query as extra options. The route option helps in rural areas, where many addresses sit on numbered state routes. Links lead to the county open data portal, a census dashboard and a resource guide. You can also start from Botetourt in our Virginia directory or our national parcel map.
Virginia records: land book and deeds
In Virginia, the Commissioner of the Revenue maintains the land book and assessment data, the Treasurer collects taxes, and the Clerk of the Circuit Court records deeds and plats. Knowing that split saves phone calls. The WebGIS pulls parcel and assessment attributes into one place, but the Clerk’s records remain the legal source.
How to find property lines in Botetourt County
- Search the parcel and write down the tax map number and deed reference.
- Request the deed and any plat from the Circuit Court Clerk in Fincastle.
- Farm deeds may call for stones, fences and old trees; walk them with the plat in hand.
- A Virginia licensed land surveyor should mark lines before new fencing or timber sales.

Land use taxation for farms and forest
Many Virginia counties, including Botetourt, allow qualifying agricultural, horticultural and forest land to be taxed on its use value instead of market value. Parcels in the program must meet acreage and use rules, and taking land out of qualifying use can trigger roll-back taxes for prior years. Ask the Commissioner of the Revenue about a tract’s status before planning to subdivide.
Daleville, Exit 150 and the data center
The southern county near Daleville, Troutville and the Interstate 81 interchanges has grown with Roanoke commuters and new businesses. A large data center project announced for the county’s industrial park has drawn attention to land near Greenfield. Growth brings rezoning requests, so check planning agendas if you are buying near the interstate.
The James River and Buchanan
Buchanan grew as a canal town on the James, and the river still shapes the northern county. Floodplain limits affect low land in town and along the river bottoms. Farther upriver, Eagle Rock and Springwood sit amid national forest and farms.
Parkway, Trail and national forest
The Blue Ridge Parkway runs along the county’s eastern crest, and the Appalachian Trail crosses its ridges. Jefferson National Forest covers much of the west. Private land next to these corridors enjoys views but can face scenic and access limits. Check the map for easements or public land lines before buying.
Fincastle, the old county seat
Botetourt County formed in 1770 and once stretched west to the Mississippi River. Fincastle, its county seat since then, keeps a courthouse and historic district with eighteenth- and nineteenth-century buildings. Lots near the courthouse have irregular shapes and old descriptions, and the county’s oldest deed books trace back to that era.
Carvins Cove and the southern edge
Carvins Cove Reservoir, owned by the City of Roanoke, extends into southern Botetourt and is surrounded by a large natural reserve with trails. Homes near Cloverdale and Daleville back onto that land. Check the parcel map for ownership lines, as the watershed land is protected and generally cannot be built on.
Eagle Rock and the northern valleys
The northern end of the county follows the James and Craig Creek through Eagle Rock and Oriskany, where limestone quarries and farms line narrow valleys. Land here is cheaper and quieter than near Daleville, with many parcels bordering Jefferson National Forest. Floodplain layers matter along the river, and well and septic serve most homes.
Is the Botetourt County GIS map accurate?
The county says its map information is believed accurate but not guaranteed and must not be treated as a legal description. Lines drawn from old deeds in the hills can be off by many feet. Use the WebGIS to understand neighbors and shapes, then rely on a survey. Read what a land survey is before ordering one.

Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey — especially for fences, setbacks, or boundary disputes.
