Burnet County is where Austin’s growth meets the Highland Lakes. The Burnet CAD map shows every tract from new Marble Falls rooftops to limestone ranches north of Bertram.

What you can do on the Burnet CAD map

Burnet Central Appraisal District uses a hosted web map from a Texas vendor. Search by owner, situs address or account number, or pan and click. The pop-up gives the legal description, acreage, deed reference and certified values. A coordinate tool reads out the cursor position in your choice of system, handy when a surveyor or game warden gives you a latitude and longitude. The opening message stresses that shapes show approximate relative locations and that the district revises ownership constantly.

How to find property lines in Burnet County

Our primer on finding county records and plats walks through ordering documents.

Austin’s spillover along 281 and 29

Commuters have pushed northwest from Austin along US 281 and State Highway 29, filling Marble Falls, Bertram and the land between with subdivisions. Former ranches now show on the map as neat rows of one-acre and five-acre lots. Unincorporated subdivisions often rely on private wells or small water supply corporations, so confirm the water source before you buy. Some developments also carry municipal utility district taxes that appear on the bill but not on the appraisal record.

Granite Mountain and the Capitol

West of Marble Falls, Granite Mountain supplied the red granite used to build the Texas State Capitol in the 1880s, and quarrying continues nearby. The same hard rock underlies much of the southwest county. Blasting schedules, truck traffic and dust are facts of life near active quarries; look at the parcels around a homesite to see what industrial neighbors you may have.

Lake Marble Falls, LBJ and Buchanan

Burnet County touches four Highland Lakes: the east shore of Lake Buchanan, Inks Lake, Lake LBJ and Lake Marble Falls, plus the upper reaches of Lake Travis near Spicewood. Levels differ sharply between the constant-level lakes and Buchanan, which fluctuates with water supply. Shoreline construction usually needs a permit from the river authority. Waterfront lots command high prices, so compare several recent sales before trusting a listing.

October 2018 and the dams

After record rain upstream in October 2018, the river authority opened floodgates at Wirtz and Starcke dams, and floodwaters swept through low areas of Marble Falls and Granite Shoals. Some neighborhoods along the lakes flooded even though they sit on a reservoir. Ask sellers about that event specifically, and check the FEMA flood layer for the lot.

Caves and karst north of Burnet

Limestone in the northern and eastern county is honeycombed with caves; Longhorn Cavern State Park is the best known. Sinkholes and underground voids can affect foundations and septic fields. A geotechnical look is worth the cost on larger builds, and karst features may limit where a drain field can go.

Bluebonnets, Bertram and small towns

Burnet bills itself as the Bluebonnet Capital of Texas, and wildflower season fills the roadsides each spring. Bertram, known for its quirky Oatmeal Festival, is growing fast. City limits and extraterritorial areas around these towns affect platting and permits, so check both the city and the county before dividing land.

Wells and the groundwater district

Most rural homes in Burnet County rely on private wells, and a local groundwater conservation district registers and permits wells in the county. Well depth and yield vary widely depending on which aquifer a site taps, and dry spells can drop water levels. Before buying acreage, ask the district for records of nearby wells, and budget for drilling if the land has none. Shared wells between neighbors are common on older splits and should be covered by a written, recorded agreement.

Is the Burnet County GIS map accurate?

New subdivision lots drawn from plats usually match the ground closely. Older ranch lines traced from nineteenth-century surveys may be off, and lake frontage is drawn to a contour or survey line rather than the waterline you see. Treat the map as a finding aid and let a licensed surveyor decide the corners. See what GIS lot lines really mean.
