Getting oriented on the CAD map

The Llano Central Appraisal District contracts with a Texas mapping vendor for its web map, so the screen is spare: a search box, a layers button, a coordinate readout that switches between systems, and a scale bar. A notice on arrival explains that parcel shapes show approximate relative positions only and that the ownership file is revised continually. If the map stalls, the vendor suggests allowing pop-ups to stay closed and clearing the browser cache. Type an owner, an address or a property ID, then click the shape for acreage, legal description and value.

Granite, the Llano Uplift and building sites

Geologists call this area the Llano Uplift, where some of the oldest exposed rock in Texas breaks the surface. For a buyer, that means shallow soil in many places, boulders where you hoped to dig a foundation, and septic systems that may need engineered designs. Quarries have cut granite here for more than a century. Walk a lot before committing, and ask a site contractor to look at rock depth if you plan a basement, pool or long driveway.

How to find property lines in Llano County

Rural descriptions here usually start from an original Texas land survey, identified by abstract number and grantee name, then run by courses and distances. The CAD map shows the abstract and acreage for each account. Pull the deed from the County Clerk in Llano, compare its calls with the fences you see on the aerial, and hire a Registered Professional Land Surveyor before moving a fence or selling off a homesite. Three lakes, three personalities

The Lower Colorado River Authority runs the dams that form the Highland Lakes, and each one behaves differently. Lake LBJ, shared with Burnet County, is held at a nearly constant level, so its waterfront homes rarely see mudflats. Inks Lake is small and steady too. Lake Buchanan is a water-supply reservoir that can drop dozens of feet in a drought, leaving docks stranded, as happened in the early 2010s and again in 2023. When you shop, ask how the shoreline looked at low water, not just in a wet spring.

Docks, bulkheads and the river authority

Building a dock, boathouse or retaining wall on the Highland Lakes generally takes an LCRA permit in addition to anything the county requires. Near the lakes, onsite sewage permitting may also run through the river authority. Check the parcel line against the shoreline on the aerial; on some lakes the owner’s title stops at a contour line rather than the water’s edge, and the strip beyond it may be controlled by the authority.

The Llano River in flood

The Llano River drains a large, rocky watershed that sheds rain quickly. In October 2018 it tore out the FM 2900 bridge at Kingsland, and the July 2025 storms sent another damaging rise through the same area. Riverfront lots are beautiful for most of the year, but the low terraces flood. Compare the parcel with FEMA’s flood maps, look for debris lines in trees, and budget for flood insurance even outside a mapped zone.

Deer country and hunting leases

Llano calls itself the deer capital of Texas, and fall brings hunters to leased ranches all over the county. Many large tracts earn more from leases than from cattle. If you buy land with an existing lease, read it: some run for a full season or longer and carry rights to blinds, feeders and gate codes. The parcel map helps you see where neighboring ranches lie, which matters when a stray shot or a shared fence is involved.

Kingsland and Horseshoe Bay

Kingsland grew as a lake village where the Llano meets Lake LBJ, with small lots, RV parks and weekend homes. Horseshoe Bay, a resort city split between Llano and Burnet counties, has golf courses, canals and strict architectural covenants. Because the city line crosses the county line, confirm which appraisal district and which clerk hold a given lot before you order records.

Is the Llano County GIS map accurate?

Shapes on the CAD map come from deeds and plats compiled for taxation, and the district is candid that they approximate reality. Lake subdivision lots tend to fit well.
