Chelan County runs from apple orchards on the Columbia River up to glaciers in the North Cascades. Its GIS map lets anyone search parcels by number, owner or address.
What the Chelan County map offers
Chelan County publishes its parcels in a Web AppBuilder map from the county GIS office. The search box understands parcel numbers, PIDs, owner names and street addresses, which is handy when a listing gives only one of them. Along the toolbar you will find printing, drawing, measuring, a layer list and a basemap gallery, and an attribute table slides up from the bottom when you want to see records in rows. How to find property lines in Chelan County
Look up the parcel, note its legal description, then search the Auditor’s recorded documents for the deed and any record of survey. Orchard and forest land generally follows the section grid, while lots around Lake Chelan, Leavenworth and Wenatchee follow recorded plats and short plats. Steep hillsides and irrigation canals complicate things, and old orchard fences rarely match paper lines. For building, a Washington licensed land surveyor should stake the corners.
Wenatchee and East Wenatchee
Wenatchee sits on the west bank of the Columbia where the Wenatchee River flows in. The foothills behind town rise quickly, and newer homes climb them for views over the valley, often in areas with elevated wildfire risk. East Wenatchee, across the river, is in Douglas County, so a buyer comparing homes on both banks must use two different county systems. The Apple Blossom Festival each spring celebrates the fruit industry, and warehouses and packing sheds still line the river.
Chelan County’s public utility district built dams at Rocky Reach and Rock Island on the Columbia, and cheap hydropower drew aluminum smelting and, more recently, data centers and crypto mining operations. Power availability for large new uses has become a local issue, and the utility district has set special rates for high-density loads.
Buying orchard land
Orchard ground in the Wenatchee Valley and around Manson and Chelan comes with irrigation water delivered by districts. Check which district serves a parcel, what assessments it charges and how much water comes with the land. Old orchards may have lead arsenate pesticide residue in the soil from early 20th century spraying, which the state has studied. If you plan to build a home or grow food on former orchard land, soil testing may be worth doing.
Some orchards around Lake Chelan have been replanted as vineyards, and the Lake Chelan area is now a designated wine region with tasting rooms along the shore.
Shoreline lots on Lake Chelan
Lake Chelan runs about 50 miles, much of it inside national forest and a national recreation area. Private lots cluster near the town of Chelan and Manson at the lower end. Docks, bulkheads and boat lifts require permits under shoreline rules, and the lake level is managed by a dam at Chelan, rising in summer. Look at the imagery to see how close a home sits to the water and whether there is a dock already.
Stehekin, at the head of the lake, has a handful of private parcels surrounded by federal land. The National Park Service has bought many over the years. Buying there means boat or floatplane access and careful planning for supplies and building materials.
Living with fire season
Fire is a fact of life in Chelan County. The 2015 Sleepy Hollow Fire burned into Wenatchee neighborhoods and destroyed dozens of homes, and the Chelan Complex that same summer burned homes and orchards near the lake. Buyers should look at the slope and vegetation around a home, check access for fire trucks, and ask about insurance costs. The Firewise program and conservation districts offer guidance on clearing brush and choosing fire-resistant materials.
Leavenworth and the upper valley sit in forested terrain near the Alpine Lakes Wilderness. Wildfire smoke can fill the valley in late summer, and some roads close for fire or winter conditions.
Short-term rental rules
In 2021 the county adopted rules limiting new short-term rentals in some areas and requiring permits, after complaints about noise, parking and housing shortages. Leavenworth and Chelan have their own city rules. If rental income is part of your plan, confirm whether a property can get or keep a permit before buying.
Is the Chelan County GIS map accurate?
County staff describe the data as a reference tool. Parcel outlines on steep terrain can look shifted against the photos because imagery is flattened while hillsides are not.
