Shopping for acreage near Lohman? While you compare Cole County land for sale, a half hour with official records pays off. What this Cole County guide covers: spotting open tracts on the map, confirming road access and size, flood zone and zoning questions, and the records to pull.

How to research Cole County land for sale

Some owners near St. Thomas would sell if asked, and the record gives the owner's mailing address.

The free map to start with

Go first to the Cole County parcel viewer; it includes each assessed parcel from Apache Flats to Lohman. When a rural tract has no street number, pan along the nearest road and click the parcel itself, for land near St. Martins included. For a home near St. Martins, the record panel normally shows the owner of record, acreage on the tax roll, the parcel number and often a sale date.

Limits of the parcel data

The acreage figure is an assessed number; just a licensed surveyor can set the real corners on land around Lohman. If the land is near Elston, owner names and values update on a schedule, so a deed recorded last month may not show yet.

Visiting the tract

Visit the tract near Taos at different times, noting road condition, neighbors and noise; none of that shows on a map.

Neighboring parcel maps

Cole County borders Boone County, Callaway County, Miller County, Moniteau County, and Osage County, all with their own assessor records. A tract near the line by St. Martins may be split across two assessors' files, so open the adjacent map as well. For acreage around St. Martins, the Platbookmapper state page lists every neighboring county map across Missouri.

Checking access first

Acreage on the record is assessed, not surveyed, so a survey for the tract near St. Thomas is worth it.

Offices that can help

Recorded documents for a parcel near Bass are with the Recorder of Deeds, usually searchable by name or document number. Building or septic questions for a lot near Jefferson City go to planning, building or health offices, depending on whether the land is inside town limits.

Missouri follows the Public Land Survey System, so rural legal descriptions near Centertown cite section, township and range. Each section is nominally a mile square, about 640 acres, with 36 sections to a township, though corrections make some sections near Taos odd-sized. Copy the legal description from the record for the parcel near Lohman when you talk to a surveyor.

Using it on a phone

The parcel map usually runs in a mobile browser, useful out on a road near Lohman, though signal can drop in rural spots. A saved image of the lot near Elston and its lines is a good backup.

What's under the surface

Check the tract near Apache Flats on FEMA's Flood Map Service Center before you fall for a creek view; the National Wetlands Inventory mapper gives a first look at wetlands.

Getting your bearings

Jefferson City holds the county offices, home to the main records offices. You'll also find Lohman, Russellville, St. Martins, and St. Thomas. Roughly 77,278 people call Cole County home (Census estimate, 2023) spread over about 392 square miles. Cole County was formed in 1820, which matters when you trace an old farm's title.

What you can do with it

Agricultural or forestry tax status near St. Martins can change after a sale, taxes may rise when it changes hands.

Rights that may be separate

In some areas, mineral or timber rights near Elston can be sold separately, which a title search can uncover.

Deeds, plats and who keeps them

In and around Brazito, the map is an index, not the title: recorded deeds, subdivision plats and easements for parcels in the county are kept by the Recorder of Deeds. Inherited tracts around Jefferson City may sit on several deeds, and a title company earns its fee if money is changing hands.
