Comal County sits where Interstate 35 growth meets limestone hills, river frontage and the Edwards Aquifer. A buyer here may be looking at a tract home in New Braunfels one weekend and a few acres of cedar and oak near Spring Branch the next. The Comal CAD parcel map is where both searches start.

Appraisal districts, not county governments, value land in Texas, so the parcel map most people want belongs to the Comal Appraisal District (Comal AD). Its map runs on a platform many Texas districts share, with the tax-account outlines drawn over aerial photos and a search box that reaches into the district’s records. Using it costs nothing and needs no account.
The Comal County Engineer’s Office keeps a separate GIS page with dashboards, PDF maps and downloadable files for roads, floodplain and similar county work. Its own disclaimer describes the boundaries as approximate and not a survey, which is a fair warning for every map in this guide. Search by property ID, owner or address
The quickest lookup is the Property ID printed on your appraisal notice or tax bill. The map also takes an owner (surname first), a geo ID or map ID, a subdivision, an abstract, a legal description or a street address. A few habits save time:
- Rural addresses around Canyon Lake and Fischer can be inconsistent. If the street search fails, pan to the tract and click it.
- Ranches are often split into several accounts, such as land under agricultural use and a homesite. Click every piece before you add up acreage.
- The district’s help page notes that a few properties are missing from the map because the underlying data is incomplete. Those still appear in the text search.
How to find property lines in Comal County
- Click the tract and read its legal description. Subdivision lots will show a lot and block; rural land usually names an original survey and abstract.
- Request the recorded plat or deed from the Comal County Clerk, who keeps the real property records.
- Look for the iron rods or caps at the corners, using the plat’s bearings and distances as a guide.
- Bring in a Texas Registered Professional Land Surveyor before you fence, build close to a line or settle a dispute.
Hill Country tracts described by metes and bounds from the 1800s can have calls to trees, creeks or stones that no longer exist. That is exactly where a modern survey earns its fee.
Comal County plat book and historic maps
No current commercial plat book for Comal County turned up in our research, and in a county this fast-growing one would go stale quickly. The practical substitutes are the recorded subdivision plats at the County Clerk and the appraisal map itself. For history, the original Spanish, Mexican and Republic of Texas surveys behind today’s abstract numbers are mapped by the Texas General Land Office, whose county maps and survey files are searchable online.
Acreage map and hunting land ownership
West of New Braunfels the parcels grow large, and many carry special agricultural or wildlife-management valuation. A good share of eastern Comal County sits on the Edwards Aquifer recharge or contributing zone, where state rules can affect septic systems, paving and new construction. Neither issue shows on the appraisal outline, so ask the county engineer or a local builder before you buy.
Where the growth is
New Braunfels is the county seat and the center of most new construction, spreading along I-35 toward San Marcos and San Antonio. Bulverde and Spring Branch absorb buyers from north San Antonio, while Canyon Lake mixes retirees, weekend cabins and small lots from subdivisions laid out decades ago.
Is the Comal County GIS map accurate?
Accurate enough to locate a property and compare it with its neighbors, but it is a tax map, not a boundary survey. Lines are compiled from deeds and fitted to photos, so rugged terrain and old descriptions can shift them several feet. Zoning, cities and taxes
Texas counties have little power to zone land outside city limits, so zoning questions go to New Braunfels, Garden Ridge, Bulverde or whichever city covers the lot. Many neighborhoods around Canyon Lake rely on deed restrictions instead. Tax bills come from the Comal County Tax Office, and values and exemptions come from the appraisal district.
