Eagle County is mostly public land, with resort towns and ranch valleys threaded along the Eagle and Roaring Fork drainages. The Eagle County GIS Viewer shows where private ground ends and national forest begins.

Layers in the Eagle County GIS Viewer

The county’s viewer opens with an agreement: the information is a public resource for general purposes, cannot substitute for legal surveys, and is used at your own risk. Accept it, and the layer list is long and specific to mountain life. Beyond parcels, it includes public lands, township and range sections, zoning, planned unit developments, special use permits, town boundaries, tax districts, fire and ambulance districts, fire hydrants, ridgeline data, and a layer for slopes of 30 percent or more.

There are also population layers by census block, showing roughly 55,700 residents in 2020 against about 52,200 in 2010, and a layer mapping where marijuana cultivation, manufacturing or testing is allowed. Colorado assessors typically use both a parcel number and an account or schedule number. Search the viewer by address or owner, or click the parcel and note the identifiers for the Assessor’s property search. Condominium units in Vail and Avon share a single footprint, so search by unit.

How to find property lines in Eagle County

Mountain parcels include resort condos, ranch land and old mining claims, each with its own kind of description.

  1. Copy the legal description from the Assessor record, whether a lot and subdivision, a section, township and range, or a mining claim.
  2. Pull recorded plats and deeds from the Eagle County Clerk and Recorder.
  3. Compare against the Township and Range Sections layer for rural land.
  4. Hire a Colorado professional land surveyor before building, fencing or clearing near a line.

National forest and BLM neighbors

White River National Forest and BLM land cover most of the county. The Public Lands layer shows which agency manages the ground next to a parcel, which matters for access, grazing and trespass. Private inholdings may have old easements across public land, or none at all.

Ridgelines, slopes and building rules

The county’s ridgeline and slope layers reflect land-use rules that limit building on steep ground and prominent ridges. If a lot sits under the 30 percent slope shading or near a mapped ridgeline, expect extra review. Wildfire risk and avalanche paths also matter in the high country, so talk with county planners early.

Rivers and flood risk

The Eagle River, Gore Creek and Roaring Fork run through the valleys, and spring runoff can flood low ground. Check flood zones before buying near water; see flood layers explained. Water rights in Colorado are separate from land, so a creek-side parcel may have no right to use the water.

Hunting access and public land

With so much public land, hunters use the viewer to find legal access and avoid private inholdings. Click a parcel to see ownership, and use the Public Lands layer to check boundaries. Licenses and season dates come from the state wildlife agency.

Deed-restricted homes and water rights

Housing near Vail and Beaver Creek costs far more than most local wages support, so the county and its towns have built deed-restricted homes. A restriction can cap resale price, require that an owner work in the county, or forbid renting. You will not see it on the parcel map; it lives in recorded covenants, so read them before making an offer.

On ranch land along the Eagle and Colorado rivers, water rights are separate property under Colorado law. They may or may not convey with the deed, and ditch shares have their own rules. Ask for the decree and ditch company records. A water attorney or engineer can tell you whether the rights have been used recently, since unused rights can face abandonment claims.

Downvalley in Eagle and Gypsum, newer subdivisions offer more ordinary housing, while Edwards and El Jebel mix resort and local neighborhoods. Metropolitan districts, which fund roads and utilities through their own mill levy, are common in newer developments, so compare total tax rates when choosing between them.
