Before you buy or build near King Hill, look at the Elmore County flood zone map: FEMA's zone label affects insurance, permits and resale. Covered here for Elmore County: finding the address on FEMA's map, reading the zone codes, and pairing it with the Elmore County ArcGIS parcel map.
Getting started with the Elmore County flood zone map
With a lot near Mountain Home, flood zones come from FEMA's Flood Map Service Center: enter the street address, and pick the FIRMette or map view. A tract near Atlanta without an address is still easy to locate: zoom in from US Route 26 then click the parcel area.
The free map to start with
Begin with the Elmore County ArcGIS parcel map; it maps every assessed parcel around Boise National Forest and Sawtooth Wilderness. If you only know roughly where the land is, pan along US Route 26 and click the parcel itself, for land near Hammett included. If you're looking near Mountain Home, a pop-up or side panel normally shows the owner of record, acreage on the tax roll, a parcel ID and sometimes recent sales.
Water near Boise National Forest
Small streams around Sawtooth Wilderness may not have detailed mapping, so look for water marks and debris lines. Wetlands near Hammett can limit building even outside a flood zone; the National Wetlands Inventory mapper shows mapped wetlands.
Zones on the Elmore County flood zone map
An AE label comes with a base flood elevation, which plain A zones lack; builders around King Hill design to it. Near Mountain Home, a shaded X area is moderate risk, roughly the 100- to 500-year range; unshaded X means minimal mapped risk.
Lining it up with the parcel map
When the zone clips a corner of a lot near Glenns Ferry, the structure's footprint is the key question.
Where the recorded documents are
The map is an index, not the title: recorded deeds, plats and easements for land near Hammett are kept by the County Recorder (the county clerk serves as recorder). Closer to King Hill, bring the book and page shown in the record panel so staff can find the deed fast.
How land is described here
Idaho follows the Public Land Survey System, which means a tract near Sawtooth Wilderness is described by section, township and range. A standard section is about one square mile, roughly 640 acres, with 36 sections to a township, though real sections near Snake River vary in size. Write down the legal description for the tract near Dixie when you talk to a surveyor.
Questions to ask before you buy
For a tract near Glenns Ferry, ask the seller for any Elevation Certificate before closing; getting a quote early keeps the budget honest.
Getting answers from the right desk
Deeds, mortgages and recorded plats for land near Hammett sit in the index kept by the County Recorder (the county clerk serves as recorder), sometimes only in person. Building or septic questions for a lot near Sawtooth Wilderness go to planning, building or health offices, depending on whether the land is inside town limits.
On site with the map
The parcel map usually runs in a mobile browser, which helps when you're standing on land near Hammett, but coverage can be spotty out of town. A printout of the tract near King Hill keeps working without signal.
Land on the county line
Elmore County touches Ada County, Blaine County, Boise County, Camas County, and Custer County, and each of those keeps its own parcel map. Acreage along the edge near Atlanta can show up across two assessors' files, so open the neighboring map too. For land near Mountain Home, the Platbookmapper state page lists every bordering county map across Idaho.
Insurance, lenders and building
For a structure inside an A or V zone and the loan is federally backed or regulated, the lender will require flood insurance where the community participates in the National Flood Insurance Program, whether the land is near Snake River or elsewhere in the county. Remodeling a house in a zone near Glenns Ferry can trigger elevation rules; call the permitting office early.
A word on accuracy
Near Dixie, acreage on the record is an estimate; just a licensed surveyor sets the real corners on the ground. For a parcel near Dixie, owner names and values update on a schedule, so a deed recorded last month can take weeks to appear.
Quick answers
Is AE a high-risk flood zone near Atlanta?
It depends, but AE is a Special Flood Hazard Area with a published base flood elevation, so builders near Sawtooth Wilderness design to that elevation.
Does the county parcel map show flood zones in Elmore County?
Closer to King Hill, some county viewers include a FEMA flood layer, but FEMA's own map is the official source.
Will my lender require flood insurance near Dixie?
It depends, but for a building near Glenns Ferry in an A or V zone with a federally backed or regulated mortgage, it's generally required; outside those zones it's your call.
Is Zone X safe from flooding around Sawtooth Wilderness?
Usually, Zone X near Dixie means moderate (shaded) or minimal (unshaded) mapped risk; many owners near Glenns Ferry buy coverage anyway.
Is the parcel map a survey in Elmore County?
For property near Dixie, parcel lines are tax drawings, not surveys, so a fence may sit off the line

Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey, especially for fences, setbacks, or boundary disputes.
