How to find property lines in Fannin County

  1. Write down the deed book, page and plat reference from the parcel record.

  3. Find the corner pins. On slopes they may be buried under leaves or knocked loose by roots, so a metal detector helps.

Older deeds here refer to a land lot and district from the 1832 Cherokee land lottery, when this part of north Georgia was divided into large lots. Tracts have been split many times since, often by descriptions that follow creeks, ridgelines and old roads rather than straight lines.

A large share of the county belongs to the Chattahoochee National Forest. Owners who want to build a trail, cut timber or clear a view near the line should confirm the boundary first, since the forest is public land with its own rules. Access matters too: some inholdings reach a road only over forest land, so ask how the lot is legally reached.

Many subdivisions near Blue Ridge and Mineral Bluff were designed around views, with long private roads maintained by an owners’ association. When you study one on the map, look at how the lot sits on the slope in the aerial photo, where the shared road runs, and whether a well and septic system will fit. The parcel record will not tell you any of that, but the combination of map, plat and a site visit usually will. Short-term rental rules can vary between the county and the cities of Blue Ridge and McCaysville, so check locally before you count on rental income.
