North of Atlanta, Cherokee County runs from busy I-575 suburbs to steep, wooded country along the Etowah River. The Cherokee County Spatialest map search is the free way to see parcels across all of it, and it doubles as a handy sales-research tool.

How to find property lines in Cherokee County

Hilly, wooded lots make it hard to guess a line from a fence or an aerial photo. Work through it in order:

  1. Get the parcel ID and legal description from the assessor record.
  2. Pull the plat or deed. Georgia plats and deeds are recorded by the Clerk of Superior Court, and GSCCCA’s statewide index lets you search them.
  3. Find the pins. Plats list bearings and distances between iron pins. On slopes, a clinometer app and a long tape help you follow a line.
  4. Hire a Georgia Registered Land Surveyor for fences, driveways near the line, or anything you might argue about.

Cherokee County acreage map and hunting permission

The northern half of the county still has timber tracts, pasture and river bottoms. If you want to approach a landowner about hunting, use the map search to identify each parcel along a ridge or creek, then contact the owner of record and get permission in writing. For public ground, Georgia DNR’s McGraw Ford Wildlife Management Area lies along the Etowah near Ball Ground. It has its own license and pass requirements, so check the DNR’s rules before you go. The shoreline around Allatoona Lake in the southwest is federal land managed by the Army Corps of Engineers.

Using the sales filters for research

Because Spatialest is built for assessment, its filters work as a quick market-research tool. Set a sale date range, a land size band and a living area range, and the map shows matching parcels with their recent sales. Buyers use that to check whether an asking price fits the neighborhood. Owners preparing an appeal use it to find comparable homes. Land buyers can filter on land size alone to see which larger tracts have changed hands lately around Ball Ground or Waleska. Is the Cherokee County GIS map accurate?

Assessment maps are drawn to account for every parcel, not to survey it. Lines come from recorded plats and deeds and are fitted to aerial photography. In steep, forested terrain, even a few feet of photo offset can make a line look like it cuts through a barn. Measure-tool results are approximate as well. Is there a Cherokee County plat book?

Nobody seems to publish a commercial plat book for Cherokee today. Recorded subdivision plats at the Clerk of Superior Court are the official plat source, and GSCCCA indexes them statewide.
