Garfield County, Colorado GIS Parcel Map Guide

Garfield County runs from the hot springs of Glenwood down the Colorado River to gas country around Parachute. Its Land Explorer lets you search land in ways many county viewers do not.
What Land Explorer can do
Land Explorer offers searches by address, parcel PIN, account number, owner, public land survey location and subdivision. Tools include buffer, draw, measure, locate and basemap switching. How to find property lines in Garfield County
Start with the parcel’s record in Land Explorer, note the subdivision or the township, range and section, and then pull the deed and any plat from the Clerk and Recorder in Glenwood Springs. Ranch land along the rivers often has irregular metes-and-bounds lines following ditches and old fences, and mountain parcels may include mining claims with odd angles. A Colorado professional land surveyor should stake lines before you build, fence or drill a well near a boundary.
Natural gas and split estates
The Piceance Basin under western Garfield County holds large natural gas reserves, and drilling pads dot the land around Parachute, Rifle and Battlement Mesa. In Colorado, mineral rights are often owned separately from the surface. A surface owner may have wells or pipelines on their land without owning the gas. Ask a title examiner about mineral ownership.
Glenwood Canyon and the 2020 fire
The Grizzly Creek Fire burned through Glenwood Canyon in 2020, and debris flows the next summer closed Interstate 70 for weeks. Burn scars raise flood and debris risk for years. Homes near steep drainages should be checked for hazard.
Carbondale and the Roaring Fork
Carbondale sits beneath Mount Sopris, the double-summit peak that dominates the lower Roaring Fork Valley. The town has an arts scene, a rodeo and a mix of ranch land and newer neighborhoods. Prices in Aspen and Snowmass have pushed many workers downvalley, and Carbondale, El Jebel and Glenwood absorb much of that demand. Some homes carry deed restrictions that cap resale prices or limit buyers to local workers; these are recorded and show up in a title search, not on the parcel map.
Wells and water rights
In Colorado, water is a separate property right, and the State Engineer’s office issues well permits. Some rural lots qualify for a household-use well, while others can drill only under an augmentation plan that replaces water taken from the river system. Buying a lot without checking well permit status is a common mistake here. The State Engineer’s online records list existing permits by location.
Glenwood Springs and the hot springs
Glenwood Springs grew around its hot springs pool, which opened in the 1880s and remains a major attraction, along with nearby vapor caves and a mountaintop adventure park reached by gondola. The town fills a narrow valley where the Roaring Fork joins the Colorado, so flat land is scarce and hillside lots are common. Steep lots bring engineering costs, and some sit in mapped rockfall or debris-flow areas. City planning staff can tell you what studies a steep lot needs before building.
South of town, Highway 82 carries traffic toward Aspen, and bus service links the valley. Neighborhoods along the corridor attract workers who cannot afford Pitkin County. Accessory dwelling rules and deed restrictions vary by jurisdiction, so check the city, town or county code that applies.
Rifle, Silt and New Castle
Farther west along I-70, Rifle, Silt and New Castle offer lower prices and larger lots. Ranches along the Colorado River bottom have irrigated hay meadows with senior water rights, and those rights can be worth as much as the land. When buying a ranch, confirm which water rights convey with the deed and whether ditch shares are included. Rifle Falls and Rifle Gap state parks draw campers and climbers.
Parachute and Battlement Mesa sit near the western edge. Battlement Mesa was built as a company town for an oil shale project in the early 1980s, then became a retirement and family community when that project collapsed. Gas drilling near homes there has been debated for years.
Using the PLSS search
Many buyers overlook the public land survey search, but it helps when a listing gives a legal description rather than an address. Enter the township, range and section, and the map zooms to the section so you can see the parcels in it. From there, click the parcel that matches the acreage and owner in the listing. It is also useful for finding federal land blocks, since Bureau of Land Management and White River National Forest land surrounds much private land.
Is the Garfield County GIS map accurate?
The county is careful to say that Land Explorer does not stand in for records kept by Planning, the Clerk and Recorder or the Assessor, and that it is no replacement for tracing title. In canyon country, parcel outlines laid over imagery can look shifted because steep slopes distort photos. Rely on recorded plats and a new survey.
